"and while the experience had its positives, there were some areas of concern. The towels were not changed and looked old, which was unacceptable. Using the shower area is unsafe as it seemed poorly designed. the water container provided in the room was messy, which was disappointing. It would be much better if the hotel could provide bottled water instead for convenience and hygiene. Another issue was the noise level. The sound from outside was quite disruptive, indicating poor ventilation or insulation. It made it difficult to relax and get a good night's sleep so now like someone laughing loudly and opening the door is truly making me awake, reason I have time to leave a review. For a hotel advertised as five-star on your website, this was far from a five-star experience—especially for someone like me who enjoys staycations. It absolutely did not meet expectations. These issues need improvement for a better guest experience."

"The staff are friendly, location is great, but this time the room cleanings were not good enough, the carpet need to be replaced and clean also I asked the housekeeper to change bed sheets because it has a black stains.
I booked the room for almost a week and last night I found letter from room head same like you don’t have the right to ask for late check out although I didn’t request it, it wasn’t very nice and I replied to him already.
In front of the hotel a heavy sound of construction work."

"Toilet is really slippery but you don't have to worry, since it's narrow, you'll still be standing even if you slipped, elevator is out of order, good thing we've packed lightly, I can't imagine those who've booked here with full luggages, as the rooms are in the 3rd and 4th floor, they managed to fix it the following day. Don't expect much on the free breakfast. Cleanliness is okay, Service can be further improved, staff in the morning doesn't even greet you, I don't know if they're having a bad day or what."

XXtinerysHad a very nice stay. Room was spacious and had all the amenities. Service was great. Called down for shaving kit and iron/ironing board as well as hair dryer and they brought them up to room for us. Dinner at The rooftop restaurant was amazing. Breakfast has a lot of good choices and food was very good. Loved having evening turn down service.

GGlobe TrekkerI chose this property because it is near to our relatives home, besides it is a simple place to stay not luxury but just good enough for our family, this property needs some renovation and must consider the number of guests in each apartment regarding the kitchen tools and towels..etc
I found it strange there are no bowls in the kitchen we couldn’t make soups because there are no bowls to use
The toilet soap quality is very bad it has no fragrance scent like other competitors accommodation properties elsewhere

Among all the hotels I've stayed at in Makati, Seda stands out as a solid choice with a great surrounding area. It's safe to walk around even at night, with numerous dining options just 50 meters from the entrance. The hotel is nice, and with the lobby on the 19th floor, you can enjoy unobstructed views from your room. Our room was on the 30th floor, offering a fantastic view. The toiletries are of good quality, unlike the cheaper options found in other hotels, and they also provide bathrobes and high-quality slippers. This hotel is more of a residence-style accommodation, ideal for longer stays, as it includes a full set of kitchen appliances (toaster, microwave, induction cooker, kettle, rice cooker, and a fully stocked fridge), along with an iron and hairdryer.
They also offer a self-service laundry facility in a designated area.
Breakfast:
Breakfast is available depending on your booking, and if not included, it costs 899 per adult and 450 for kids.
The food selection is decent, but the best parts are the fruit & yogurt section and the bread selection. The rest of the offerings are fairly standard. The breakfast area is located on the 35th floor, so you can enjoy a stunning view of the surrounding skyscrapers while dining outdoors.
Facilities/Amenities:
There’s a game room, gym, playroom, and an outdoor pool with a great view. However, the pool feels a bit lackluster and doesn’t have a lifeguard on duty, making it less ideal for children. My kid typically loves pools, but he found this one boring. It could definitely be improved to make it more inviting and enjoyable.

AAnonymous UserI booked this for my Mama and Tita. They said that when they arrived at the hotel, it took them 1 hour to be able to check-in. The front desk advised to wait within 15 minutes but the time went long. The room was clean and arranged with a good view in the 20th floor near the elevator. Also, Tita complained that they are not able to log-in to the Netflix account due to there's no slot available that time. They used it later in the evening. These are just a few feedbacks that came from them and I understand that it was holiday season. My family enjoyed staying overnight and had a good sleep. After check-out, their manager Mr. Ken, offered my tita a discount for future visit because of the inconveniences. Thank you for reaching out and your approachable service,surely will stay again.

The location in Makati is very accessible, with a 7-Eleven conveniently located on the lower ground and several restaurants within walking distance. The security guards were nice and helpful, which added to the positive experience.
The price is more affordable compared to other hotels in the area, making it a good budget-friendly option. However, it would be even better if they offered a good breakfast option to enhance the overall stay.
Overall, it’s a great place for short stays, especially for those looking for convenience and affordability in Makati.

2. Shopwise groceries and Ayala Mall are within walking distance.

4. Not crowded, offering a more private experience.
5. Peaceful and quiet environment.
6. Ideal for long-term stays and those with early appointments or meetings.
7. Hot shower available.
8. Clean bathrooms and toilets (NO MOULD).
9. Great surrounding area for relaxation or exploration.

1. Presence of hair in the bathrooms and on the floors. (HOUSEKEEPING PLEASE CHECK HAIRS AROUND) 😁 JUST A SUGGESTION: VACUUM THE HAIR IN A WAY THAT MAKES IT EASIER TO REMOVE.
2. NO amenities provided, such as shampoo, soap, dental kits like toothbrush, toothpaste, toilet paper, or complimentary bottled water (ACCEPTABLE due to shared room setup and budget friendly flat/hotel).
3. NO internet connection available
Overall : GREAT experience I travelled from a far like 6 to 8 hours travel and I was so exhausted and it’s because it’s traffic in Nlex and not a single disappointment I booked in this flat/hotel I rested so well.
I finally found a budget-friendly room in Manila with NO small cockroaches, FRESH linens, pillowcases, and a SUPER COMFY BED that smells great. As a light sleeper, I'm easily woken by noise, but at this hotel/flat, I slept soundly from 8 p.m. because it was so quiet there wasn't a single sound to disturb me.
I booked a shared room since no single rooms were available, but it was still peaceful and not crowded. There were only two of us that night, and she was very kind she’s from Iloilo City. I’m also grateful to her for sharing some delicious Cebu dried mangoes with me! 😍
